Much like roofing tiles, weather exposure can take its toll on chimney mortar and flashings, causing cracks in the bricks to become loose. Most leaks around a chimney are caused by the flashing – the sheet metal around the base of chimney that keeps the intersection between the chimney and roof watertight.

Aluminium or galvanised steel are the usual choices when it comes to chimney flashings, however regardless of the material used, it is more important that the flashing is layered correctly to keep the water out.

As chimneys are such a potential problem spot, it is vital to inspect them annually for any loose or missing flashing or cracks in the brickwork.

A roof is considered to be flat if it has a pitch that is less than 10 degrees. A flat roof typically consists of a timber decking made from plywood, chipboard or Oriented Strand Board, which is nailed to the wooden trusses of the roof structure. The decking is then covered with a primer and synthetic rubber or bitumen based membrane to ensure that the area of the roof is waterproof. The membrane allows the water to run off the slight camber of the roof into a gutter or drainage system of some kind.

Over time exposure to the sun and other weather elements can cause damage to the roofing membrane allowing water to get in. It is important to regularly check the integrity of the membrane and ensure that it is properly maintained. Any damage to the membrane should be addressed immediately to avoid damage or rot to the roofing structure.
