Roof repairs vary enormously based on the type of roof, the extent of damage, access requirements and your location. This guide covers typical costs for the most common repair types.

Common Repair Costs

  • Replace individual missing or broken tiles: £100 to £250 (includes scaffolding or ladder work)
  • Re-ridge (repoint or replace ridge tiles): £500 to £1,500 for a semi-detached
  • Valley repair (replace lead or mortar valley): £500 to £1,500
  • Re-flash chimney (lead flashing): £300 to £800
  • Flat roof repair (patch, small area): £200 to £500
  • Full flat roof replacement (GRP fibreglass, 30m2): £2,000 to £4,500
  • Full pitched roof re-tile (3-bed semi): £8,000 to £20,000

Scaffolding Costs

Most significant roof work requires scaffolding for safe access. Scaffolding for a standard semi-detached costs £800 to £1,500 for a two-week hire period. For small repairs, roofers use ladders or cherry pickers — clarify access method and any associated costs at the quoting stage.

Finding a Reliable Roofer

The National Federation of Roofing Contractors (NFRC) lists vetted member companies. TrustMark accreditation also covers roofing contractors. Get at least three quotes for any significant work — roofing quotes vary widely and an unusually low quote often means corners are being cut on materials or underlying repairs are being missed.

After a Storm

Emergency temporary repairs (covering exposed areas with roofing felt or tarpaulin) should be done promptly to prevent water ingress. Your buildings insurance should cover storm damage — contact your insurer before instructing expensive repairs, as they may send their own assessor and cover the work. Keep records of emergency expenditure.
